My family's area is located at t14,r15 Sections 14, 23, and 24. Chesapeake offered us $12,500.00 for 116 acres. I don't feel comfortable with that offer and my family is taking a vote this weekend. I would like to get your thoughts. Are offers starting to dip in the hot zone?

I think you would be wise to wait a bit and research a bit then decide
I can confirm offer north of Grand Cane. Wifes coworker lives in RanchLand acres. Land not HBP. They leased to PetroHawk for 22.5 k and 27.5% royalty on 8 acres.

Many thanks for the replies. My family made a counter offer today consistent with the numbers shared on this blog. I will let you know how this will pan out.

We are right in the Ranchland acres area as well. Do you believe 25K/25% royalty is reasonable? We are in no hurry. Any thoughts?

Does anyone in DeSoto have current offers on the table, or has anyone had offers pulled in the past couple of days?
I did not have an offer "pulled," but I do know this. Three weeks ago, Chesapeake told some of the people in my area, with whom they were negotiating, that they had until the end of the day to agree to terms. This message was delivered in the early afternoon. And, not just agree on dollar values, but also agree on lease clauses. I know of one case, where the dollar values had been agreed to, but not the lease addenda clauses. So, the people backed out, rather than sign a lease they weren't comfortable with. I know of another case, where the message was left on the answering machine at 2pm, and the person did not find the message until a few days later. No deal for that person either. In the long run, they'll probably both end up doing better, as prices go up. But, patience will be required in the short run.
