We were offered $5,000.00 per acre by Chesapeak, near Blanchard, and then they went down the road, two houses down. and the people got $8500.00. We were robbed by Chesapeak. Would love to hear from more loosers.

I can't imagine a landman would cut someone to the bone for merely a pat on the back by his supervisor. Yes there's always a brown noser but the name of the game is to get land leased, right? Not see how far they can low ball someone, unless there's something in it for them.
Perhaps at the end of the day, all the landmen check in and one gets a gold star for having the least payout, huh?
Of course your right that the landman is on a mission to skin as many landowners as he can, (I'm still scratching my head as to why though if it's not tied to his own financial situation) so yes a landowner needs to be on his toes or find someone to represent him that is!
I've found that sometimes getting a higher offer is only a matter of asking. I'm still asking. So far they have been going up. Started off at 200 and ac. up to 5,000 an ac. Big difference.
You were happy when you signed. You had the right to refuse and/or wait. Someone is ALWAYS going to do better than the other guy. Accept it!!
Sorry but it just sounds like your neighbors made a better deal than you did.
You were not robbed by Chesapeake, unless you were forced to sign the lease. And I am certain that did not happen. You chose to accept and sign the lease as it was written so quit trying to blame the O&G company. Eventually, almost everyone is going to find they could have gotten a bigger bonus if they had held out longer. And just a thought, maybe you should have been better friends with your neighbor ?
i totally agree with joan williams, some of our neighbors insisted on signing early on (even though we "supposedly" joined together as "1") and they settled for less than us. their fault, not O&G, not ours, they signed the deal.
I agree Joan. We are quick to use terms like robbed and cheated when we start talking about these O&G guys. Did they put a gun to your head, threaten the lives of your loved ones? I didn't think so.
We have not signed with any company. Seems right now, we are undesireables in 18N 15W! When I do sign, I will just "suck it up" when I hear that someone got a higher bonus.
This subject has been talked to death. Some of the smaller landowner in my area Jumped of the first $100 check direct mailed. They were also proud of their good fortune- until someone got more. They weakened my bargaining position but they are not bitter, and neither am I. They made a free will choice .
We are apparently held by production and received a BIG FAT ZERO for a lease bonus. I would be thrilled to get $ 5,000.00 now.
I am glad to see so many people in this thread feel as I do. People need to look in the mirror and see the person to blame if they do not like their lease bonus, royalties or terms. This is a problem with society as a whole. We need to take ownership of our decisions and the consequences (good or bad) that occur.
I seem to remember a scene from the 1978 movie "Heaven Can Wait" where the former owner of the LA Rams is lamenting the sale of the team to the ultra-rich Mr. Farnsworth.

Former owner: He got my team. The son of a bitch got my team.

This is a business transaction, not welfare. Treat it like a business transaction, do your homework, and be prepared to negotiate.
