We have been contacted by Petrohawk wishing to lease our land in the City of Mansfield. Initial offer is $5,000 / acre. I have some questions:

1. Has anyone else been leasing there?

2. Is that the "right" number in this environment?

3. How do you rate Petrohawk as a production company to deal with?

I have heard Petrohawk was a good company and fair to the landowners not like Chesapeke which are dogs in my book.
We leased one of our areas to Petrohawk. They were decent to work with (we've had a lot of headaches on our land with Chesapeake). We got $4500/acre last summer, so your offer seems pretty good.

I don't know the company but haven't heard anything negative. I played four out of town companies against one another and got an offer of $6,550/acre in Desoto Parish. That's the highest CURRENT offer I've heard or read on this site.

Our interest in the City of Mansfield (~7 acres) is still unleased. As is our interest in 26-12-12. Family is meeting this weekend to determine litigation details to define our leased status (for various strata) in 25, 26, and 35, T12N-R13W
That's not bad.

We were offered $1500 per acre and 3 year lease last week by Petrohawk for 60 acres of minerals in Panola County just across the state line.

Told them we were not interested.
Does anyone know the results of the Chesapeake well near Wemple in Sec. 27-12-11? It is now completed, but no production numbers yet? I have minerals unleased in the two sections south of this welll. Petrohawk is offering $3,000 per acre, which seems fair unless this well is a really good one.
Geoff. No, I don't know the completion results for that well. Are you aware that Petohawk has a HA unit next door in Section 26 and that Sections 33-35 to your immediate south are under unit order to Chesapeake. Knowing the Initial Production of a well in proximity to your mineral interest can be of value but there is much more to the puzzle. Section 26 is Petrohawk's only unit order in this township. If they do not accumulate additional units to form a development block, they will probably not compete to be the operator. If they have already made the decision not to compete for Section 27 they could be interested in picking up a small working interest at a good price so that they have access to the science generated by the initial well in Section 27. Does $3K still sound like a reasonable bonus offer?
Skip, just wanted to mention that Petrohawk leased our land in Sec 27 (Twn 13N, Rng 12W) last year (approx. 50 acres). It may not be enough for them to do much of anything with, but wanted to mention it. (Side note while I'm here, I really appreciate the answers and advice you've given on my & my husband's posts. Thanks for helping us sort through all this!)
Geoff, Just FYI, we have an interest in 27-12N-11W and the Serial No. for the unitized well is 239547. As of July 9th Chesapeake was waiting for a pipeline. Your Petrohawk offer is low, but I will tell you that Chesapeake deals dirty (at least for us--we've gotten a lawyer). Petrohawk has been pretty decent, try telling them you'd like a better offer. If they're really interested they'll give you one. But because of the well, you may be better off dealing with Chesapeake. Find out who your neighbors are leased with if possible, since that would give you a good idea of who's unitizing where. I read elsewhere on this site that some companies may be leasing areas just as a tic-tac-toe block. I don't know anything about the oil and gas game, but it makes sense, so check around before signing anything. Good luck!
Geoff, just keep in mind the well has been drilled as a vertical so rate will not be indicative of the area.
