I signed an agreement to lease 50 days ago. Is there a time requirement on payout by the leasing company? And if they do not pay in a reasonable amount of time, what can I do? What would be considered a reasonable amount of time?

The money seems to be heading up in webster parish. I have been following your post very closely. The offer I got was not that much per acre but they told me it would be a quick deal and at the time seemed like a good price. I think the offers will continue to rise and I am willing to hold out to see what happens. I applaud all your efforts for the good folks of webster parish.

If they try to hold you to an agreement that you made based on their misrepresntation, take a look at the suit filed by the Hendersons in Bossier Parish. They have filed a suit for recission of their lease based on the fact that misrepresentations were made as an inducement.
The middleman that you signed with cannot expect for you to stick to your end of the bargain when they are not sticking to their end of the bargain.

It would seem to me, BUT SPEAK TO AN ATTORNEY, that 105 days have gone by, the mineral search is complete and you still have not been paid even though you have been in contact several times with the landman.

You should see an attorney NOW. If you see the attorney quickly before the circumstances change, you may be able to file for a recision. The landman has taken advantage of you and should not be able to profit from it. It could be that he has already assigned the lease to another company so you should find an attorney that is experienced in these matters. Good luck in your efforts!

I would sure check to see if they have recorded the lease on the public record. Did you receive a draft at the time of signing?
You haven't provided enough details to answer your question. We don't know what the terms. Was this someone who is shopping your lease to a company or companies or does he represent an oil and gas company? Did you receive any payment or partial payment? If this is an option, is it recorded? You need to spell out what the agreement called for to know if it has been breached. If you agreed to give him 6 months to find someone to lease your property, that would put you in a different position than someone who was given a draft that was never paid.
If the lease has been recorded but terms not honored by the lessee, ask them to record a release of the lease. If they won't cooperate, maybe you can file a mandamus suit to get the lease canceled.
