PIPELINE contracts.....lets get ahead this time or is it too late

people are still reeling from the cheap leasing that took alot of familes & generations fast.

where do we start on the pipline leasing ?/

If I still own the land and pay taxes on it, I am going to RETAIN as many privileges and rights as I possibly can. I haven't seen a pipeline ROW agreement yet. (Expecting one soon) Can you tell me what some of the restrictions are? An easement should limit the pipeline use more than limit the property owner, IMO. If I can't retain more use and privilege than the pipeline, then I would prefer to rent the property to the pipeline. How is FMV figured on timber land?
FMV on timber land is calculated by a timber appraiser.
I have several different pipelines on my property here in Panola County, Texas. About the only thing you can't do is grow trees or place permanent buildings. You can raise crops, run cattle, goats, sheep, whatever, hay meadows, etc. all you want. Pipeline company actually 'likes' you to things like that... it saves them having to mow the ROW each year.

When they go through forest or pine plantation, they pay more, for the lost potential of the plantation.
Is it safe to raise row crops long term over gathering lines ?
Yes. Pipelines normally have 3' of cover on top of the pipe. Ag fields should have 4'.
If you intend on plowing and raising crops, discuss with your ROW agent about the extra
depth. It should be spelled out in your agreement. The only restrictions regarding your use
of the easement is no permanent structures and no trees.
The additional depth is for safety reasons to keep from hitting the pipe while plowing, etc.
Also, when considering an easement, please check to see if it is for "single line easement"
or "multiple line easement".
ETX44, the reading on the ROW document for the pipeline crossing my property says that the gas company will bury the pipeline below normal plow depth. I don't know what "normal plow depth" is but, obviously I can plant crops on the ROW. Yes, the only restrictions are no permanent structures, etc.
Has anyone been contacted by Regency? They have made an inquiry and surveyed our land in S. DeSoto Parish along Grove Hill Church Road S of Mansfield. The pipeline we discussed was 36". No information on terms has been discussed as of yet.

I have been trying to get an idea on what to ask for ROW easement. This is going to be a gathering line in southwest Desoto parish with 30' ROW with 25' work area. Company has said they were giving 350 per rod and 3000 per acre damages. I don't want to unreasonable but want to get all I can. Can anyone give me direction.
We are leased with both Chesapeake (S26-12N-11W) and Petrohawk (S27-12N-11W). I believe that $350/rod and $3000/acre damages is what we agreed to when we signed with Chesapeake recently. Petrohawk just showed up today wanting to lay pipe across the property we have leased to them. No offer from Petrohawk yet, but they are about to start surveying the property. We should have an offer within the next couple of weeks. I can't say for certain the size of the ROW b/c I am at work and the paperwork is at home, but I know it was for 2 pipes side-by-side.
