If I don't own my minral rights can I still lease? Do the owner's have to have my permission to lease without the mineral rights? Am I still in the loop to lease my land without the rights. If any one can answer please let me know. Thanks!

I'm surprised no one has brought up Louisiana's old inheritence laws and the Usufruct issue. There may be widow's out there who hold mineral rights and not know it.
If someone is stupid enough to buy a lease from you, then they should suffer the pain of being out that much money. Believe me there is a lot of stupid people buying leases in NW LA. Scratch any mention of warranty from the OGML and have a warranty disclaimer in the Exhibit "A" of the lease, don't take a draft and demand a check or cash money if it is a check haul butt to the bank and cash it.
