How are attorneys and/or consultants charging?

I am interested to hear from people who have attempted to hire professional help to negotiate their leases. What sort of pricing structute do these firms offer. I sit a contingency fee (percentage) of bonus, or royalty; hourly fee, or some sort of hybrid with a contingency fee on amounts in excess of prior agreed to benchmarks.
