You got that offer and you are not even drawing Haynesville Shale money yet! Can everybody say CHA CHING!!! Outstanding info,thanks for the response.That info may save someone down the line that is in a similar situation.
I honestly don't know if I am drawing from Haynesville Shale or not, I haven't seen anything on the monthly statement to indicate that I am. The mineral rights are very close to Downtown Koran Store, in case you wondered. I feel like it must be on the H S , why else would they offer me so much to sell? I was very lucky to have an expert in the field to advise me when I signed the mineral lease back then, he also advised me then not to sell the rights or make any other deal, and confirmed what my father told me about the potential there. I know all this sounds so vague but, the information is drawn from memory and it was in the early 70's when dad bought the original piece of land.
You sound like you are slap dab right in the middle of a mighty fine gas producing piece of land!The reason I didn't think you were drawing Shale money yet is because I don't think its on line there yet.You are on the Shale!You just aren't getting paid for it yet! Have a good one.

You can lease your minerals right now for just as much as you can "sell" them for. In my opine, you are better off leasing than selling anything at this point in play. Selling off mineral rights denies you any royalty and you will not get your mineral rights back!

"In the simplest terms...a conveyance is a complete transfer of ownership of your mineral estate to a company... in other words, you have sold everything under your surface land to the company. You have no rights to it from that point on."

Be very sure that a convenyance is what you really want to be bargaining away. A convenyance of your mineral rights, today, in this market, is worth at least 3 years/acre/ X's 3 what a lease would be worth. (Just my opine) If an O&G company wants to "buy" your mineral rights...please make them ante up for it!

That is quite a bit more money, I know. But, once "sold," that is final.
You would be hardpressed to ever prove how a few months of your best months royalty check would ever be the way to go!In this environment I would consider an offer for my selling my mineral rights as attempted robbery.In this great nation, you can and should defend yourself from a mugger.

Thanks for the hard check into the boards Doc!(hockey talk for those who didn't catch that) I didn't understand your response until I reread my response.I didn't make myself very clear and it could have(you sure did!!!) been viewed as a good idea to sell.It is not!!!! I apologize to all for making you think that I had finally lost it!I have been on the edge for quite some time but I assure you I am as sane as I have ever been.If that is any consolation! HA! HA!

Received a "feeler" letter from Petrohawk. They didn't make an offer. They want me to contact them. I live in Northwood Hills. We all need to get together as a group an negotiate through a representative.
I know of 2 people that have been contacted in blanchard one for $2500 an acre and one for $6000 an acre.
I live in Blanchard of of pinehill road and have been offered 5500 an acre 1/4 royalty 3 year lease
