Missing Heirs: Suggestions on how to find them: referral to a source in LA

Own 1/3 of 40 acres in DeSoto with relatives.
Ownership of 1/3 of the relatives I have found.
No one on my 1/3 or the other 1/3 knows anything about or where or who the other 1/3 is.
This 1/3 could be alive (doubtful) or they may have heirs.Of the living relatives I've contacted, no one remembers them or where they are or if they had offspring.
All we have is their names on the deed. No birthplace, no address, no birthdate (may not have been in Desoto, or LA,) for that matter, no ssn of course. We have their father's name also, not the mother's.

I don't live locally.
How would I go about looking for these heirs:

Where I live you can publish a legal missing persons notice and if it runs in the paper for a period of time and there are no responses then the person can be presumed deceased. After goign to court of course. Does LA have anything similar to this?

Can I get vital records over the phone and with so little information?

Private Investigator?

Other types of firms that might do this type of work?

Online people search service(fee based), I have tried all the free people search and ancestry resources, did not come up with anything.
If you have used any of these I would like to know which ones actually find information for you.

Please email me if you have any referrals of anyone that does this kind of work and is successful more often than not.

Can a Landman find them? Is that likely? Are Landmen successful?

I am open to any ideas, as I would like to get this resolved and have this 1/3 go to these heirs if there are any, or divide the 1/3 between myself and the other 1/3 relatives.


What a mess!

I am told the state just holds the money until this is resolved, that is not what I want to happen to this money.

BTW: For those of you looking for a business opportunity, I would bet this would be a good one if you are in the Haynesville area and have the time to do the research.

Currently leased. Landman/O&G says they will try to find them but I know their minds and time are on other landowners now that we have signed.

How old is the deed? Was this a situation where three relatives bought the property together? It can be done. This really isn't a situation where you could, for example, run a succession and claim the property by having the people declared dead, that much I do know.

More detail, maybe I can offer something. I have managed to do this sort of thing, even pre-internet, but it often took going out to talk to old folks in the field. I've wandered through graveyards, looked up marriage records for names, looked in conveyance books for other property transactions, searched public records for judgments against the people or for lawsuits involving them. I am not familiar with the paid sites, except one that is run through Lexis-Nexis, and it's pretty expensive.
This could be a case for a good genealogist. How far back did they own the land?
You can search u.s. census records back to 1930. Records for 1940 forward are not yet available.
Or go to the
county or Parish where they were last known to live.
Example: do a google search on Caddo parish genealogy., Titus County Texas genealogy, etc.
You may find a good look-up volunteer who is willing to search for obituaries in that place.
This would give you names of heirs, etc.
There is a lot of information on the internet and if push comes to shove, you can hire a genealogist in that area.

The land was purchased in mid-late 1800's by my great great grandmother.
This land has been in the family since then.

The people named on the deed would have been in my grandfather's generation, his cousins.
My grandfather is deceased about 10 years ago.
Of the 3 remaining cousins of his generation, I've contacted 2 (1 is in a rest home and not lucid), all are over 85 one is in her 90's. One could not remember the names at all, or any recollection of meeting them. The other said she remembered but could not remember if they were ever married (I thought I might find them if I had their married names), where they lived. She said she thought they were deceased, but was not sure or did not remember when. She did not remember if they had kids.This cousin, bless her heart, goes in and out of alertness and being lucid. So I am not sure if she really recalls or not.

I think my Grand father's generation or my great grandmother's generation just lost track of this branch of the family. Since I am coming up with nothing, I am wondering if they left the area, since my own father who passed last year, never mentioned this branch at all.

The deed where these name appear is from the 1960's. Their father's name appears on the earlier deeds.

Do you think you could come up with something?

Once we determine if they are alive or have heirs I can contact them and either give them the good news or get an attorney for a succession to split their 1/3.
