Bossier Parish ROW

any idea on the market for ROW across our property .. we have received na offer that seems low for an ROW across our property which is HBP. . said line is to be for transmission line only to the plant from our well(s). . however the pipeline goes over 3 sections from what i can tell (at least). . we have 30 acres but apparently only about 1 acre is crossed by the ROW
