Can someone provide, or tell me how to find, a good concise check list of clauses to ask for in a lease? I am trying to help an elderly person who is preparing to counter a lease sent to them by one of the players in the HS.

The form sent to them was one of the old ones with very small print and completely written in favor of the company. This elderly person wants to send them a counter proposal which includes clauses she should be asking for.

If any of you can just provide him with a 1,2,3.............check list of such clauses, we can take it from there (I suppose) and do further research.
