Mortgage Company Info for JPD/CHK "Non Disturbance Form"

The below information was compiled during the Greenwood Hills Group fulfilling JPD / CHK request for "Non Disturbance Form"
Hopefully this can help others

I do know from experience that JPD and Chase have already worked out a form together.
Just contact JPD and tell them what Mortgage company you have and they may have a form worked out and the correct Mortgage Company contact #

Anyone who has a mortgage with Standard Mortgage (formerly Aulds, Horne and White) can email their information along with your loan number to Tammy Rodriguez trodriguez@stanmor.com Put "Non Disturbance Form" in the subject line and send the form as an attachment

We have a mortgage with Country Wide. The number to their Oil & Gas Lease Dept is 800-376-4140. They are mailing us a package that we send to JPD who then fills it out, sends a map of where they are drilling and $150 .Once we receive the information back from JPD and CW receives it, it will take about 45 business days for the lender to approve it.

GMAC. It may take two to four weeks. Must mail copy of lease, a permission letter with name and address and phone and non-disturbance form to the Land Title Adjustment ,3451 Hammond Ave, Waterloo, IA 50702. Don't know if there is a charge.

HSBC (Household Finance). If Shreveport, contact Bill Scoggins Ph. 318-524-1600. Fax in info is okay @fax 318-524-1691. Bill said they already had five so far and would forward to their legal dept. and then to JPD Energy, at no charge to customer.

We have got a run around all day from Washington Mutual (Chase). We could not get past customer service. Finally the last person we talked to said not to send the form, we would receive a packet of papers from their legal department next week to fill out and send back to them with the Non disturbance form. They won’t give us a time frame once they receive everything back from us.

By the way, this is for Barksdale FCU. I spoke to Donna Lewing (549-8180 or fax 549-8190, just in case someone else needs the info) over there and she said that she has received several requests today. Greenwood must have a lot of Barksdale members.

In 1998 when things went South in O&G, I had a Mtg with Chase. Cash flow wasn't quite there, transition from oil and gas to cell phone towers and a money lag. I called everyone that I had loans with and told them that I may not be able to make full payment but would send them something. I had no problem with anyone except Chase that had Desmond Tutu call me three times a day wanting to know when I would pay the bill. I for one would never do buisness with Chase again. Out of all I have ever done buisiness with Discover Card is the best.
What exactly does a non-disturbance form do for $150 and what kinda guarantee are the drilling companies giving ?
Thanks KB. I found another discusion you were haveing on the subject with a few of the others and it kinda hed some light on it.

Could the Feds see this as possible income for the mortgage giants affected by all the forclosures and actually hurt their chances for bailout ?
Considering that the number of mortgages in this area are insignifcant compared to the system as whole, I doubt it.

But, banks with a more local view may be a different story.
I wasnt talking about this play as much as I was talking about all of the shale plays. There seem to be new discoveries every month or two.Or older discoveries that are more viable now because of the newer technologies.
Also to consider, the revenue from these leases and royalties will not be a huge amount on residential town lots. The royalties are years away, too far to save the mortgage giants. Even at 25k/acre for a bonus, its only $5-6000 for an average town lot, not nearly enough to get the billions the banks need.
