Lots of good completions are finally starting to show up in southern DeSoto and northern Sabine Parishes. It took a while, but it's starting to look like these areas will routinely produce very good wells.
Henry, development activity is proving up much of the SW quadrant of the Play as it was originally defined. By the end of the year we should have some data points for the SE corner also. By this time next year I think the core and the tiers will be largely defined. Actually considering the domestic and global economic crisis and the depressed price of nat gas the Play has maintained an impressive pace, IMO.
Skip, I have a lease in Bossier parish in Sec 35 & 26 of T16, R11west.
Petrohawk drilled a well Ser.#239976 Bolton 35permitted in sec 26.
According to Sonrise when the well was started on 7/10/2009 under details it says: 200'FSL & 2340'
FWL of sec 26. PBHL 250'FSL & 2640 FEL of sec 35.
The well came in at 21183 MCFD. So did they drill this well in sec 26 or 35? Will pay out be on ac.
in Sec 26 or SEc 35?

pal, the SONRIS Lite database organizes well files by surface location. In the case of horizontal wells attention must be paid, as you mention, to the location of the Bottom Hole (PBHL) as that defines the section/unit which is being produced. The well you mention is producing from and will pay royalties to the royalty interests in Section 35. 16N - 11W is a sweet spot with some of the best wells in the Play. I'd take royalties from any section in 16N - 11W, You may recall this is the township that drew the $19K/acre bid at the May state mineral auction.

I am a newcome to this website and would appreciate any input you have to offer regarding the following. My 87 year old Aunt has 40 acres in Sabine Parish, Township 8 North, Range 11 West, Section 10. A well has been permitted and my most recent information is that drilling is at 9600 feet with a total vertical depth of 14500 feet planned and 18000? feet horizontally planned. I am helping my aunt negotiate a lease for the property. Any suggestions on royalty rates, bonus money, lease provisions you could offer would be helpful. I do not live in the area and do not have the benefit of market knowledge and word of mouth, relying instead primarily on sites like this. Should she be in a hurry to sign a lease now before a gas found risking a "dry hole" and the present bonus money offer of 3k/acre or does her negotiating position improve after gas is found(does that depend on the success of the well? -- So many questions - too little space. Thank you for your work. Jehoveh Jireh - God Will Provide!

The land in question comprises 40 acres in Sabine Parish, T8N-R11W-S10; the S/E quarter of the S/E quarter. The acreage is pool/unitized. See attached uploaded commission order with Map. HA RA SUM- Owner name on map listed as Joseph Smith. Sonrise link for well permit/report - http://sonlite.dnr.state.la.us/sundown/cart_prod/cart_con_wellinfo2.... The well is located in the s/w quarter of the s/w quarter. The well location and the property in question border a common road. The lessee is proposing a lease addendum with a "top lease" provision which I have googled to learn that it is a "vote of confidence" by lessor that minerals are very likely present. Any thoughts re bonus, royalty, etc. Thanks.

I always consider it a negotiating advantage to have a drilling unit formed and a well drilling. However, I am confused by your mention of a top lease offer. As a well is being drilled, the operator and any working interest lessees would not need a top lease. A mineral lease is held in force by operations even if there is no production as yet. If you are not currently under lease, I would suggest a tract of your size might command a $10K bonus and you should have a no surface use clause even if you would be willing to allow surface operations for a price.
SP, a proposed lease was sent by lessee followed by a brief telephone call after which lessee sent addendum with this language -- ADDENDUMS:

20. If at any time within the term of this lease and while the same remains in force and effect Lessor receives any bona fide offer, acceptable to Lessor, to grant an additional lease (top lease) covering all or a part of the aforedescribed lands, Lessee shall have the continuing option of meeting any such offer to top lease. Any offer must be in writing, and must set forth the proposed Lessee's name, bonus consideration and royalty consideration to be paid for such lease and include a copy of the lease form to be utilized, which form should reflect all pertinent and relevant terms and conditions of the top lease. Lessee shall have 15 days, after receipt from Lessor of a complete copy of any such offer, to advise Lessor in writing of its election to enter into an oil and gas lease with Lessor on equivalent terms and conditions. If Lessee fails to notify Lessor within the aforesaid fifteen (15) day period of its election to meet such bona fide offer, then Lessor shall have the right to accept such offer to top lease.

Ummm, I don't know a lot about Beusa Energy Inc but their completions don't look to spiffy (Desoto). I'm guessing they hit the fault.
