Hey guys, I could really use some input here. CHK contacted me today about releasing my property. Lease expires Jan 20th. Offered 1250.00 and acre and 1/4 royalty. I know leasing is down but do you think this is fair? 91 acres involved .

Why is he kicking himself? Did he not get paid? Did he make his decision rashly? Did he sign with the wrong lessee? Where is his property in relation to other parcels? Are they drilling nearby, or is drilling eminent? Did he take a lower royalty?

As much as we have seen some l/o's get 'left out' when the bonus and royalty terms were rising earlier this year, we are now starting to see many people who took advice similar to "I know someone who signed at $5K/ac., someone else signed for $25K/ac. somewhere else, don't sign" get their deal at $15K/ac. get pulled and replaced with $1K.

Please, give some specifics beyond the broad and general, and refrain from hearsay as much as possible. Trust me, on this forum, there are enough pro- and con- POVs to vet any specific situation, but you're commenting with details out of the vacuum.
Gasoline prices have no real impact on natural gas prices. At least not yet.
Does anyone have any information about leasing in Union Parish. I have 40 acres there and have been approached by Manna from Monroe to lease----$250.00 per acre and 25% royality. Any information about current trends in that area is greatly appreciated. THANKS CSexton
What section, township and range is your 91 acres located? Have you already leased?

Haven't you been sitting on this for a couple of months?

If none of the non industry "experts" on this blog are willing to put their money up to buy your lease for more money maybe you should take CHK's offer.
