Pipelines in North Sabine Parish

I am hearing more talk about pipelines than leasing in the North Sabine area. Can anyone give me information about how pipeline right of way leases work? Length of time of lease, reasonable money amount - assume related to how many acres of your land it will cross, what happens if you sign lengthy lease and years later decide to sell the land, etc.
