Why is it that plat maps do not match deed information. For example, if a deed for a property is in Harriet Jacobs name, why is the name on the plat map Justin Washington?

the plat maps typically have the mineral owner name, not the surface owner. Also  they may have out of date mineral owner info.

I am of course assuming that the plat maps you refer to are the well locationplats or unit plats.

The plats are, I believe, unit plats. I got copies of them from the tax assessor's office. They were for each section that a relative owns lands in.

Ok, you are looking at assessors ownership plats.

 

Many Local Assessors offices are transitioning to electronic records. notably is bossier, who have stopped updating the paper maps and now rely on the far superior computer records.

 

Also, there is always a long lag time between a the filing of a deed and the updating and assesment of a parcel by the tax assessor. the lag time depends on the offices workload, and the time of year, as the Asserssors have many job requirments related to the issuing of new assesments and tax statements, reporting assesments to the state commision, etc.

 

What Parish? I might be able to give you more insight.

It is for DeSoto Pariah, and the deeds I believe go back to the early 70's. So, does it usually take that long for updated plats? I started to purchase a 2011 plat book, but changed my mind.

ok, where in the Desoto office did you get a copy of the plat?

 

Are there multiple undivided owners for the tract? The Assessor will have a detailed record and tax info for each tract.. remember the Assessor only keeps up with surface ownership.

I originally called the office in Baton Rouge. There are multiple owners for the tract. I requested the plats based on sections, ie..... sec10-12-13, for example. When I received the plat, the names didn't match. The surface ownership did not match either.

Who keeps up with the mineral ownership? Should I invest in a plat map booklet, it costs $64.00?

I don't think we are on the same page.

 

What office in Baton Rouge?

ITs possible the plat has not been updated, maybe they no longer update the plats... Have you been to the actual assessors office in Desoto? it across the srteet from the Courthouse.

 

Nobody keeps up with the mineral owners... at leaset not garunteed info. Thats why Landmen are paid to reaserch mineral ownership in the Clerks office.

No I haven't been there in person, because I live out of town. But I did get my copy of plats from their office.

get them to run the ownership report for the sections. The office in Baton Rouge will be no help.
