I am leasing 40 acres in section caddo parrish 034-16n-13w. I signed a 3 year lease with exco in december 2010. Sonris shows a well that has been producing for several months before I signed. How is that possible, has there ever been a case where land owners were able to retrieve past due royalties or am I out of luck.

When did you purchase the property? Was a mineral servitude created in the conveyance into you?
Need a little more information to drill down the possible solution.
A cotton valley well was spud on 7/24/08 and not brought online until June '09. The well seems to have had problems. My guess is they have to do some re-working every couple months. It appears this is the unit well for a unit which encompasses your property.
Have you discussed any of this with Exco?
