We were contacted by a company to purchase 5% of our royalties.  Has anybody accepted this type of offer?  Are these reputable?

I duck in every while and again right now. Well's going down, so the time gets a little limited.

Y'all have been minding the store real well in my absence though. Feel kind of expendable, actually. (lol).

If you're not a big landowner, if you don't have a good oil and gas attorney to advise you, RUN!
Over the last several months I have come across several companies trying to purchase minerals and royalty. The bad part, is several of the are trying to buy at a bottom barrel price and mark it up and advertise with the actual investing companies. I researched several that were making similar offers to purchase portions of royalty, and over half were attempting to stall, because they don't have the capital to purchase it. They get you to sign a document binding you, with 30 days to close, and try to sell it to someone for more money before the 30 days is up so they make a profit. If they can't resell it, the deals falls apart. This is why so many people are hesitant to deal with landmen or brokers.
After questioning someone with this company, they lowered the amount they would pay. The amount in the letter was based on 160 acres not the acres that we own. Thanks for all the information. We are going to wait. Hopefully drilling will start soon.
