T15N-R15W: The Second Township-Range to Reach 36 Haynesville Units (12/29/09)

T15N-R15W has followed T13N-R11W to become the second township-range to reach 36 Haynesville Unit applications. As you will note, Chesapeake is the operator for every unit. Several other township-ranges are close to also being fully unitized.

AJ, it is very challenging to assess because there are so many significant variables. Some of these:

- Timing for 1st well
- Number of additional wells and timing
- Future price of natural gas
- Well drilling capital cost
- Well production decline rate
- Operating expense

Many people's decision is driven by how much they want the up front payment of bonus money. You would likely receive more by being unleased but will have to wait for the well to payout and you would be taking on some additional risk.

Are you sure Exco is the orperator now? Was this from a reliable source? Why would Chesapeake give up this section, in an area where it has a zillion wells? I'd place a call to Chesapeake, just to ensure that they don't want to lease you too.

Don't settle for 1/5. Insist on 25% royalty if you sign a lease.

JeffNParis, Your message was deleted while I was responding to it. The vertical well that I am speaking of is Daniels 3, #1. It is at 11,750'. I was told that it is vertical only. Does anyone know different? I have not received anything in the mail about it.

Do not for any reason lease for less than 1/4 royalty. I would counter with 1/4 royalty and $6,000/ac.

I had an ORRI in a well in DeSoto Parish that had much mechanical difficulties and, when it was all over, cost $23,000,000 to drill and complete. @ $4 gas, it will never pay out. Put that into your calculation as an unleased mineral owner and see how you do.
