anyone else getting "proposed tax notices" from Texas counties (San Augustine) on undeclared, unpaid royalties?  where do these guys get off notifying owners of mineral rights that we're gonna be liable for county, school & hosp district taxes that the unnamed/unsigned "Chief Appraiser" has declared based on his/her's calculated ESTIMATED royalty payments not even received? Is govt so outta control they can just TELL us what they think we ought to pay? Anyone interested in a class action suit if push comes to shove?

Your issues should be with the operator... not the local taxing entity.  As far as the appraisal district is concerned, the minerals are being produced, and they're owed their property taxes on those royalties.  IF someone has a well that's been drilled, and hasn't received first payment in over a year, they should be talking regularly with the company involved to find out what the problem is.   I've had several clients who waited 18 months for a check... contacted the companies to find out what the issue was, only to find out there were title concerns... we cleared up the title issues to everyone's satisfaction, and they got paid.   They 'were' paying property taxes on the production, even though they'd yet to receive royalties...

Also.... what is happening to all of what has been removed and sold???  The only one of the companies we deal with that seems to be above board and fairly quickly is EXCO... the rest seem to be a bunch of deadbeats and sleazes...

Hmmmmm? Maybe the Mafia does run Texas~~~
