where on sonris can you go to find out the exact amount of unit acres for well #240339 and #239994

The unit acres are often but not always noted on the unit applications prepared by operators.  In this case the application plat for #239994 which is Unit HA RA SUFF is shown as a standard section with the usual notation of +/-640 acres.  #240339 is Unit HA RA SUF was unitized along with a number of surrounding sections and has no notation as to the acres although it is depicted as a standard section also.  When dealing with a standard, as opposed to an irregular, section just use 640 acres with the understanding that few are exactly 640 acres.  There is almost always a small variation.  The operator performs an actual survey in the process of building a division order and will used that more exact acreage total in computing royalty interests.
OK thanks, I know that on my DO's - that Petrohawk has listed 620.56 acres, but could not located on either of these wells from Chesepeake.
The 10 acres are in sec7 tn13n 13w well #242156 ha ra su55 old farm 18 is in same section would this still apply?

What excatly is your question?

 

If you are asking if you are entitled to royalties from the #242156, then the answer is no. That well has a surface location in 7, but will produce from the HA RA SU55 which is section 18. Notice the bottom hole location. Only royalty owners in section 18 will recive revenue.

 

Section seven has been unitized into HA RA SU53 of Red river-Bull Bayou field. No HA wells have been drilled in this unit  to date. No producing wells are currently in this unit.

Is every separate unit operator in a given section required to perform an independent survey of their units?  Do these surveys include every individual mineral owner's tract in the unit as of the date the unit was formed for purposes of the division orders?  Are these surveys documented in public records and typically available to mineral owners in a unit?  Lastly, how long have unit surveys been required by DNR?

A geographic unit will not always be surveyed for DNR. A prudent operator would rely on surveys along with the public records for division order/title opinion purposes.

 

Division orders and title opinions are generally not public record.

 

There are detailed records of the original surveys done by the Govenrment when the PLSS was laid out. There are copies in the State Land Office, and in each parish courthouse.

 

Remember that it is a surveryors job to recreate those original surveys, right or wrong, you will find that while sometimes they are lost or destroyed, every section corner was once marked. Sometimes additional markers are added at quarter sections.

 

I recently staked a well where the section corner was marked by a witness tree.. The mark was 14 feet off the ground, when originally made it was probally at chest level. I have seen section cornres marked with concrete momuments and even pine knots!

Ultimiatly, if you feel your acreage as dictated by the operator is inccorect, it will be up to you to hire a surveyor or provide concrtete proof.

The exact acres for a unit will be listed on the survey plat. On SONRIS they must be searched by field code and unit name. DOCUMENT TYPE > SURVEY PLAT

Note: not all units have a survey plat on file at SONRIS.

You can look at the field order. all sections are surveyed, and the original surveys are on file at the State Land Office and parish courthouse.

 

To my knowledge, survey plats are not required in geographic units.
