Jeremy,  How is the offer in your example affected for selling royalties on a Haynesville producing well?  I am assuming that your 4500-8000 per acre in Desoto would be for non-producing mineral rights?

would anyone be willing to share what they have received from sale of royalties. You can just say south Caddo or north Desoto if you do not want to give specific area

I also would suggest Skip Peel, I have been corresponding with him regarding selling minerals/royalties.  He seems upfront, knowledgble, honest and quite skilled on this subject. I have checked around and he comes highly recommended by many. Hope this helps.
