I haven't spent any time to that end, adubu.  It's hard to figure out with only one unit well but Wolfpack (SL) DU #1H and #2H are both reported so that would be a good unit to look at.

I received a division order on a lease that I had 11.88 net mineral acres in, but the division order is for only 1.092 net mineral acres. Is there a reasonable explanation for this? I have been unable to get a response from XTO.

Charles, They could have found additional mineral owners somewhere in the chain of title which would reduce the number of net mineral acres owned by you.  The only way to dispute what they arrived at (if you think your NMA is different from DO) is to run your title to find all the mineral owners.  You can ask them to share their title run with you and explain where and how they came to that conclusion.  And you may have to be very persistent in trying to contact them.

You should consult an oil & gas attorney to see what all your options are.

I would be surprised if there were additional mineral owners since the property has been in the family for 100 years. I guess I don't understand if my lease states 11.88 net mineral acres how they could change that.

Charles how many generations in family thru 100 years resulting in how many heirs to divid the minerals-- have you calculated your % of total  to give you your net minerals acres after dividing up between all heirs?  The lease is not the binding net minerals you have for DO only estimate to pay bonus on lease. If they paid you for 11.88 acres Bonus and you warrented the Title they could ask for excess bonus money paid you refund back.  Your net is define by runing to cure the Title on the minerals thru all the generations and divided by statements in wills, deeds, etc What was the total acres in family 100 years ago? Are you the only Heir?

I found the answer - only a small portion of my lease was in this unit with the balance being in the adjacent unit.

I hope you get TWO good wells, Charles.  I'm just happy to hear that someone actually got a DO on an XTO well.  I know others who have been waiting a long time.

jeffree    thanks for all the info you put out on gohaynesvilleshale.  Do you think you could come up with a map outline of the Demon Deacons DU 1 H in the Goodman (?) survey that XTO (listed above) is currently drilling?    Some of these SE Shelby Co wells are drawing up close to some unleased minerals of mine and I'd like to keep an eye on 'em to know how to value my holdings.  Thx.

Our family (Matlock) seems to be involved in two XTO wells  Bulls & Cardinals--both on the list of waiting on completion--how long does it take and when will XTO contact us--What is DO ? I would really like to talk to jffreel--you seem to know alot about the area, etc.

Mr. Copeland, DO is shorthand for Division Order.  It is a form sent by the operator and informs the mineral owner of the Net Mineral Acres owned by you (what they have determined) and the % interest you have in the entire unit.  You should receive one on each well and you will be asked to sign them in front of two witnesses and return to the company.

This is what determines your royalty payments from each well and you should have a good idea (or, better still, know exactly what your mineral interest is), in your acreage, before signing.  You are being asked to agree with their figures when you sign a DO.  If you don't agree or think there is an error somewhere don't sign it.  Ask them to explain their numbers.    

The Bulls DU #1H finished drilling in late March but appears to be tied up in legal issues.  XTO filed for a Rule 37 Interior Lease Line Exception because of unleased mineral interests in some of the Unit tracts.  It was protested by the unleased owners and is scheduled for a hearing with the Railroad Commission.  Use this link to view the W-1 (permit) page:

Cardinals DU #1H also had a Rule Exception filed but it may be moving forward now. It looks like there was a protest which was later withdrawn.

jffree1  this is a real help to me.  To get a fuller picture could you possibly show the map outline of that Timberstar blackstone well SWN just drilled in the J Rowe 585 survey?    And if they are available, the P. Risinger GU permitted by SWN in the J Rowe 585   and   that Mean Green permitted by XTO in the BF Goodwin, TR Goodwin, JW Brittain surveys?  I'm trying to figure out if my unleased minerals in the SW corner of the LT Wilbourn 775 survey are worth anything.
