lease in shreveport

What is the going rate for a lease in the Shreveport, Werner Park area? I was offered 4000 and 25% for a 3 year lease and a 2 year renewal.

thats better than the $3000 / 25% vs $4000 / 20%....that was offered & accepted in the Walker Rd area.
