Leasing activity in T19N R15W

Am a landowner in Section 10 with approx 4.5 acres.  Was contacted last week in June about leasing my acreage for $500/acre signing bonus with a 22.5% royalty interest.  Is this a fair offer based on current market conditions? Phone call  came out of the blue!

It only came out of the blue because you were not following the leasing activity here on GHS, Neil.  LOL!  Read through the discussions here in the N Caddo Group and catch up.  Yes, that is the standard royalty and bonus offer.
