Hillbilly-----what are they offering? I am only a couple of sections from you and have not receiv ed anything yet. I have talked to some that say dont do it and some say do. Will it do any harm to your trees or water?
Fox --- they offered $25 an acre with a contract that covered their rear , it should not harm timber but it could damage the water . I did not care much for the contract myself.
Hey Old, I got this letter too, as did most I know in this section. I have been working on a list of owners not leased in this section and I think it is time to work on it some more. They are coming our way! Snooping on Desoto Court house records tonight found were more leases in this section have been extended for 2 yrs. They started in Sept extending and making sure they get them all before they expire. So anyone one else in sec 20-11-15 unleased?

We are unleased; 60 acre tract in Sec 17, T-11- R-15. Like everyone, have been put through the wringer, but, our area does continue to show signs of being in a "sweet spot". Maybe we have 400 ft of shale under our feet, but, you would sure not know it based upon what O&G is offering at this time. Talk to you later.

NOT SURE HOW MANY HAS NOT LEASED IN THIS SEC. --- THE ONLY PROBLEM I HAVE WITH IT IS THE DAMAGE IT MIGHT DO TO THE WATER WELLS , eg. shallow water , and, is $25 an acre the going rate? They might have it in the lease where they can go with it anyway without anyones OK, I KNOW SOME PEOPLE UP AT NEAR TIMPSON TEX. THAT HAD THAT HAPPEN TO THEM. THEY SHOWED UP AND TOLD THEM WHAT THEY WERE THERE FOR AND SAID THEY COULD NOT STOP THEM FROM DOING THE SURVEY .......... SO EVERYBODY GET READY , LOOKS LIKE IS OUR TURN .......
Hillbilly---------I got home yesterday and I got the same letter for section 18-11-15. I think I will just sit on it for awhile. Dont have to do anything.
In addition to the normal issues of damage, etc., one might carefully note HOW and WHEN the dollars would be paid.
I understood from the contract that they would pay you when they decided to do the survey on your land.

It has been awhile, and thanks for all of your help and advice in the past. We also got the letter from Cajun, at $25 per acre, were in section 17. Hope things are going well for you.

Hey Shelby----good to hear from you. For the time being I am just sitting on this seismic letter. I have heard from Cajun twice by phone. Told them to bring the grid and let me look at it. Not sure what i will do at this time. A few of my neighbors have asked me what should they do. My answer, is to wait and see. If you do it, get all you can and get protected from every angle. Most are small acreage owners.

Boy, times are getting tough out there. Don't see a real need to do the survey if you are already leased, if you are not, then seems like a lame move. O&G don't seem willing to pay you any more, and they will get the results first regardless if you agree to let them survey your property. I am going to wait and see too; the money incentive seems minimal compared to possible negative effects of a weak seismic survey. Will stay in touch.

FYI: (1)Road and well pad has recently been staked out on section line of 18 and 19 (T11R15) 'bout 950 ft west from section corner of 17,18,19 and 20. (2) so-called "mega-pad" (8 and 1/4 acres!) located on section line of #22 and #27 (T11R15) is complete with drilling set to begin no later than Feb '09 (this info comes from landowner). He also told me that Chesapeake was going to put 16 wells on that one location! I don't know how accurate this info is, however. Sounds a bit "squirrelly" to me. (3) New well pad is located in S/E corner of Section #23(T11R15). (4) About the letter we got concerning the 3D Seismic Survey -- it was filed in the proper place, IN THE TRASH CAN!! (5) My land is still not leased. I refused the last offer they made back a couple of months ago ($12,5 per acr w/25% royalty for a 3 year lease. We couldn't come together about the surface operations clause.
Final thought: some say that we "hold-outs' are being just plain greedy. Not so. The REAL greedy ones are the ones that took the first or second offer instead of being patient and waiting for a fair offer. Keep the faith. All things come to those who wait.
