Does anyone know the current price per rod for ROW? I have land off of 171 in between Trenton & Benson (south of Mansfield)

how long ago was the 450 per rod?
I just received a call last week for a 40' row and 20' working area they are saying 300 a rod, they are supposed to send me a contract listing the price, area, conditions and timber damages (the timber on this area has not been cut for 30 years). I found some old posts that are up to 750 a rod but they date back to the times of 20K a acre for leases. I assume there are a lot of people being contacted since there are flags all over that area where they are doing the surveys.
I know a guy that was successfull in negotiating when a major came to execute a pipeline ROW agreement with him a few years back. He told me oil and gas attorneys are not worth a dime when it comes to these questions and forget about how much per rod he said ( I sold myself for rod money and was sick after he told and showed me what he got paid for) ;;;;;;wrong question he said as I asked him the same thing how much should I have gotten per rod? maybe I can find a number for him and call him; he was just an aquaintance but I know someone who knows him pretty good. He could definitely educate this board on what you really should be paid. You know I learned in that deal that most magic tricks are accomplished by making the audience watch the hand that does nothing while missing the trick being accomplished by the other hand...same goes here....

Two weeks ago I received an offer of $400 per rod. I countered Saturday with $500 per rod. Waiting for a reply. Our property is in Oxford.
We received a letter telling us the project has been stopped. The letter is from Enbridge for the LaCrosse Pipeline. The LaCrosse website has been taken down also. The line was to run from Carthage to Baton Rouge. I guess we are just out. (For now)
let us know when they counter your 500
Just settle for the ROW at $450 a rod. Expect to get a check next week.
Food for thought:
I would consult an experienced O&G attorney to negotiate for you.

Ask for one who will put in the negotiations that the O&G or pipeline pay the atty fees.
That's what I did, made a big difference and I was not out of pocket for the atty fees.
Don't believe them when they tell you you have to do it now, they will wait, if yours is their only choice.
why didn't you have to pay atty fees? did they pay?
Our negotiations included Encana paying for the atty fees. Worked out well for us.
Does anyone have any more recent info on pipeline rates? Someone wants to put a 16" gathering line on my land. What would be a reasonable price to ask?
