Hi All! Just a few questions that I hope you can answer for me! Has anyone been approached to lease in this area? If so, by who? What are the terms they are offering? Did you sign? I would like to get in contact with any Un-leased mineral owners and share any notes: present or future. Just for the record, we have NOT YET been approached, but I know we will in time! i hear that it is a 'super pad ' and they will be putting 6 wells on the site. and they are putting in a 24" pipeline less than 2 miles from the site. they must be expecting(hoping) a biggun! and my friend has recently leased for 5000/25%...she is near kardell off 147. i'm just sayin'! LOL!
and jffree1, you are right, wait phase...maybe a little prayer wouldn't hurt! i LOVE hearing the sound of them drilling.....$$$$ for us all, i hope.....but i haven;t quit my job yet! LOL!

What survey is your friend in ronda and bruce? This is sounding better all the time.
i wish i knew! i just know her home is on 147, still in city limits of SA, north of 21. this was 3 weeks ago! does sound good! i'm sure it will be a while before we hear anything. the pipeline will probably be in before we get leased! LOL

I saw a pipeline right of way off FM1277 last weekend just west of SA. I also saw one off 147 southwest of SA that has small diameter pipe laying out. My Dad saw large diameter pipe (24"?) in the 1277 ROW. Do you know the planned route for the new large diameter pipeline? Thanks
hi farmbrad, all we know so far, is that the pipeline has been surveyed (in our area) going down 1751 south, cuts across our back acreage, and veers a little towards 96/103. almost parallel to 96. from our field, we can see it as it heads that way. it goes through a timber tract before us, i believe.
Good news, thanks! Maybe that area of SA will be the next big growth spot. If nothing else, it's got to increase our mineral values with infrastructure nearby. Good luck to ya'll & hold firm on negotiations when they occur, as we will. The economy will recover along with natural gas prices. We don't want to get locked into a lowball contract (royalty %) and be HBP for years to come...
YEAH Farmbrad! this site is a wonderful tool for all of us! i have talked to some neighbors who are leased and unleased, and whos property lies in the pipeline path, and we are all on the same page, for the most part. i heard that for the neg. for the pipeline, that it should be specified about the SPECIFIC line they want to put in....so if they decide years down the road to add something else, they have to neg. again and not have open-ended access. Thoughts?
Good deal. I haven't really researched pipeline ROW legal stuff yet. Your points made are good ones. I've been focused on oil & gas contract issues so far. The sharing on this website has been great for us. We got lucky and leased in 2008. It looks as though we might not get drilled by Oct '11 expiration which opens the door again. This time around we're in proven area though. This Hereford survey well means something to us as well as the pipeline. We've got land just north of 103 on 705. If nothing else, this drilling activity is darn entertaining and forces us to learn about things we normally wouldn't.
Gosh, you're not kidding! Before 2008, all I knew about Natgas was that it came through that funny looking meter thingy in the yard (when I lived in town) and that I couldn't get it at my house out in the sticks!
Farmbrad, my friend said she saw the pipeline laying on the side of FM2213 ( city lake road) . she doesn't know the diameter, but it seems to be heading for 96. will it intersect with the 24" that is going on my tract? whoknows!
