Are most of the bonus payments I've seen generally paid on the basis of a three year lease? Is there any advantages to a shorter or longer period of lease?

Generally they are going to want a 3 year lease. either delete the option or ask for and option payment of equal to the original lease. should be at least 25% royaly but you could ask for more. do yourself a big favor and have your own lease drawn up. if not you will loose thousands of dollars in royalty due to well costs etc.

In researching the decades-old Tuscaloosa Trend and the immense wealth it has generated for many, I find it deeply troubling that this resource-rich formation runs directly beneath one of the poorest communities in North Baton Rouge—near Southern University, Louisiana—yet neither the university ( that I am aware of)  nor local residents appear to have received any compensation for the minerals extracted from their land.
