OK, CHK landman is calling back again. He has just given me 2 offers. first choice is 5500 for 3 years, with 7000 for 2 year option. Second choice is 7500 for 4 years, no option. He is telling me that this is higher then anything they have paid in Shelby County. This offer is good until the end of the business day tomorrow-8/22/08. I personally would like to get this settled and off my plate. I am not feeling in a position drag this on for 6 months. Can anyone verify the highest offer that they have heard FROM CHK IN Shelby county please?

Jim is right, if you don't need the money it would be worth the wait.
Alot of assumptions being thrown around in the previous postings. Consider that there are NO producing Haynesville wells in Shelby County at this point. Don't know what a Haynesville well will do in Shelby County let alone know the location of the "sweet spots" as there always is in this kind of play. Future looks good for alot of good Haynesville wells but, at this point the certainty is a ways off. Not trying to encourage or discourge any leaseing activity here...just trying to keep us all engaged with the reality portion of this business
I do understand, as I feel you are absolutely right...until proven it is all speculation. I keep wavering back and forth from I want the going rate, to am I being greedy, to it could theoretically be yanked away at anytime. So glad I got plenty of other business to keep me occupied by dealing with the here and now reality of things.
since you are still posting I am assuming you turned cpk offer down? BTW which company is the leasing agent for them in our area.
Yes, not ready to play with CPK yet. I'm thinking that EOG will possibly be making us an offer, and that thought is that they will start at above $8000. Hopefully I will have a better idea tomorrow. I believe the message says J Mark Smith and Associates on the machine. The number Gerry Edins has been calling from is 936-598-2063- he is the landman representing cpk that has been calling me.

I finally gave in at 8,000/acre with CHK. My thoughts were to take a darn good bird in the hand and get the clock ticking as soon as I could on the extension option. With as many locations as they have and the scarcity of rigs, it will be a miracle if they drill me in 2 years, 11 months and 2 days.

But who's counting...

It's good to hear from you. I agree with you...it's quite tempting. What did they give you on the option? I'm glad that you found your sweet spot. I had heard that $8000 was paid, and now I consider it verified. CHK has said that if we took the last offer that it would be the highest paid in Shelby. My magic number is not far from 8, and I am not willing to settle for under that- unless I feel that they have been totolly honest and willing to work with me reasonably. CHK hasn't been bad to deal with for my limited knowledge. I want the going rate though...don't tell me you can't pay the going rate, but pay someone higher when we have been offered for what I think is a decent amount of acres.
What community or town is this?
Congrats on your lease. Dont worry too much about the drilling. when they drill you'll be getting another check too. you win either way. can I ask a couple of questions. where are yall or which survey are yall in?
and what % royalty did you get . what are they paying for the option?
