I'd want to take the 'going rate' on a pipeline easement about like I'd want to take the 'going rate' on an OG&M lease about two years ago.
It's great to start your rsearch here. But don't be to quick to accept 'going rates'. Every situation is different and you should carefully consider what is in your best interest.
