Hello everybody,

If you would like to share any idea's with us that would help us to better organize this area, please let us know! We have started to pull many units together but will still haven't done anything as a group to get ready. If you would like to be a part of this gathering please let us know.Even if you feel you could better serve yourself individually we could still use your input. We will need volunteers in every area that we represent to help keep each other up to date. We need your help , plain and simple. If this thing is going to work for everyone we need to get ready.Things are fixing to speed up faster then you could imagine.Any ideas would be greatly appreciated.

Is this including subdivisions in township 19 or people with acres?
Im new to learning about this shale and would like to know more information. I recently was told that they just closed a pool in township 19 but if offers are excepted they will be back to do another. Has anyone heard of this?
Any info would be great!
Have you heard anything new about this pool. Wasn't Ron Black (?) suppose to send out letters or something with the bids by 8/15/08????? Read that in a flyer a month ago..
EXACTLY!
I didn't think I had missed your point.
But, was the Dixie Inn meeting born off this discussion?
Where did the simple idea of banding together for the good of all, slide down the hill into the mouth of the 5% alligator?
With all good ideas comes someone to change the outcome to benefit themselves. Windmills are hard to fight even today.
Hello S/Crude , Any time you can plant the idea into the minds of people , that things are fixing to slow down fast , we are fixing to pull out of this area , you may just miss out completly! That last one is one of my favorites.

These could normaly be very rational people but the idea of missing out on the deal of a lifetime is far to great a burden for some to deal with. And there is certainly no shortage of carpetbaggers all to swiftly leaping to our aide.We have been raised with the concept of "If its too good to be true , it probably is". When this Shale thing came upon us ,we had to undo all of the years of programing that helped mold the way we rationalize everyday life. And now all of a sudden , we begin trusting perfect strangers, mind, body and soul ! You wouldn't stop and pick them up if they were hitchhiking but you'll give them 5% of your money because they , were such nice boys , handed your papers to someone that would hand them to someone else at an auction house. What???

These people that drive all the way from Shreveport with 2 months more experience then everybody else, Shale wise, will at least leave some of your money in the Arklatex. Down at the Lexus dealership or Bayou Outdoors ( shout out to Jeffro & my man Bubba !) buying a new luxury something, but it will be in our area. That is better than seeing it go to Omaha. Just a little better.

This idea isn't a new one. The 5% gators have been aroud for a long time ! They just never had a reason to be here! And they never will again.I just wonder if these ,so ready to hand out that extra lute that they don't need, will have the same attitude when Uncle Sam looks for his cut. NOT!!!!!

Hope to see you Thursday Night !
Can anyone tell me about Ron Black, like what are his qualifications, how long has he been doing this leasing thing? Did anyone go to the Dixie Inn meeting last night? I heard they only have until tomorrow to sign a 4 page lease and a lot of people are signing? The part about not being able to sign with anyone else for 30 days bothers me. Why would this be and do you think that means other companies will be coming in 30 days?
I don't like deadlines, do you? I would be really reluctant to sign anything that would "tie my hands" for any length of time.
P.S. Are you tired of Justbill being a winey baby over there? LOL
The 30 day thing isn't the worst I have seen. Mr. M's group in Heflin have until the end of '08 or until he brings proposal to the table. He could sit on them until the end of the year and use them for leverage in his other groups. Smart on his part , dumb on theirs.

As for Mr. Black , I do not know of any lease related experience that he may very well have. The reason for this deadline is due to the fact that they are turning these lands over to an auction house for sealed bids. That being said , are they really earning your 5% if this is all they are doing ? I have reseived an offer from an auction house without even needing someone to hand them anything. Well they claimed to be an auction house anyway . Needless to say I didn't reply. I dont believe it was a lease but more like a letter of intent. Unless they have changed what they were doing originally.
I went to the meeting. Actually you just sign an agreement that you will give Ron Black 30 days to come back with a
lease offer. You do not have to sign the lease if you do not like the offer. I was unable to get anyone interested in my land as I have only 20 acres in Township 20.
I signed the agreement. I hope I did the right thing, but after 30 days, If I do not like the offer I can try again .
Only 20 acres?Heck I've only got 4....I guess I'm out of the boat!
Tom
You don't want to be in that boat Mr. Shirley , It's taking on water ! Fee's are too high for what they get ! I don't even care if they join us or not , paying someone to buy your stuff just doesn't make sense.
I am in section 20 too. I'm confused about this whole thing. I thought Ron Black was going to have an offer in those that signed hands by 8/15/08. I have relatives that have signed up to get the bids too.
I believe the bids were supposed to be submitted to Mr. Black by the 15th. Mr Black doesn't use direct contact through negotiation. He uses a sealed bid process through an auction house. They wait for any interested parties to decide if they want your land or not.I have a friend or two that got in just to see the rates that would be given. At this stage of the play with action slowing down , it wouldn't surprise me if the offer was low enough to actually be flipped later on.If there was any offer at all. In other words , no interest from major players , so smaller ones make low ball offers in hopes of getting property for pennies on the dollar. Then they would turn around and sell to the big boys when things heat back up.Mr. Black simply gets paid for turning your info over to someone else. I just do not feel that in itself it is worth whatever % he is charging in a particular group.

Another good reason to investigate whats going on in your group or area.
