lee, there is no completion or production data as yet entered in the database.  Do you know if the wells have been fracked?  And, if so when?

Ensight has been very quite and are drilling some very good haynesville shale wells.

Not sure if Skip is looking at the right Township Range, I don't see any active well producing from any of those sections and all have major Haynesville potential. $500-$750 is not a good offer.

Comstock drilling immediate offset from Sec 2-16-10 up through 35 and 26.

Go east there and you have some big wells from Comstock. 

EnSight is a Haynesville player by the way.

Ok, lee, Correction.  This seemed not to make sense so I checked again.  There is a well in Section 33 but that is the surface location and the well is producing from Section 28 to the north.  So this is a relatively newly formed unit combining Section 33 with the section immediately to the south, Section 4 - 16N-10W.  Sorry for the confusion.  I still think you should ask Mr. Tuminello who he is leasing form  Good luck.

Those would likely be top leases but go ahead and ask Mr. Tuminello who he is leasing for.  BPX has sufficient current production to be holding all the existing leases in Section 33 for some time to come.  Anyone who is burdened by an existing lease can not sign a new lease but they can sign a "top lease".  You might also ask Mr. Tuminello about top leases and how his may work for any current BPX mineral lessors or unleased mineral owners.  I assure you that the majority of mineral owners in Section 33 are under a currently active lease.

I'm not sure what is happening in Section 33, over 2/3's of the Section has signed new leases with Platte and a very experienced landman named Ron Tuminello is handling the leasing.

There is a BPX Haynesville unit well in Section 33.  I suspect your mother's acreage is modest and she has been an unleased mineral interest in that original well.  BPX has applied to the state to approve spacing for 3 additional wells to produce from Section 33 and Section 28.  I'd ask Platte Energy if they are leasing on behalf of BPX.  My suspicion is that BPX is attempting to clean up any unleased mineral rights in their units that will receive new wells in the near future.  The company has been sued over improper deductions from the proportional production attributable to unleased owners in all their operated units.

If I'm right about her acreage being modest in size, I'd shoot for at least a 20% royalty.  It is unlikely that there will be any competition for leases in this area although Aethon and Ensight might have an interest.  I usually like for mineral owners to be leased to the unit operator but the bottom line is that the operator must comply with the lease terms regardless of the lessee.  I would expect a bonus in the neighborhood of $500 to $750 per acre but that is the lesser important lease term.  Get the best royalty you can.  On a small acreage, I'd give up 100% of the bonus for a bump in the royalty fraction as this is a proven location with multiple wells to come.  Good luck.

Platte has bought several leases in 33-17-10, 34-17-10, 27-17-10 and assigned to Ensight IV
