Question for those familiar with land/lease values in the West Feliciana parish area:

 

What would be a fair market value per acre for leasing land to someone using it for pastureland? hunting?  No other rights besides hunting and grazing are reserved by lessee.  One year lease on approximately 150 acres split about 50/50 between pastureland (for grazing) and timberland (for hunting).

 

Any other tips, questions I should ask, terms that lease should contain?
