I'm about 5 miles n/nw of the Traylor wells CHK is drilling. Your in the NW corner of the county i take it... the activity on Petrohawk is going to be more of your driver than the Traylor wells.... your a long ways from Traylor wells and the vibe i get on the board is EOG is much better operator and 1st adopter than CHK.... i'd rather be closer to the Petrohawk than Traylor as think those are the best odds. My lease offer had some creativity in its structure but avg'd about 130/ac/yr with a 3-5yr primary and 2-3yr option. Not the greatest deal but then too again not the worst considering i think i'm on the fringe. To me the play/interest in Zavala looks like the Nike Swoop and i'm pretty much in the middle. I figure the vast acreage that is leased most of the current players will have to drill like mad for the next 3-4 years to hold the leases. If there is a good well in close proximity to either of our places then there will be some action to snap up the acreage. Given the early acreage (and there was a lot of it) was booked at 300/ac 3/2 and less than 23-25% royalty i think being on the tale end of the booking is ok. The real money is in the production end of things... the lease is just the pudding.
