Hello.  You seem rather knowledgeable and I am in need of some wisdom.  We are considering selling 12.5% of our 100% owned mineral rights (royalties).  Has anyone whom you know done so?  I have not had very good luck looking the companies who have made the offers up on line.  The offers have been made by a Lighthouse Point, L.L.C. in Radera Ranch CA, Principle Energy, L.L.C. in Houston TX and an Esperanza Resources in Tulsa OK.  The logic behind considering these offers is the amount they are offering up front and the reasoning is could I be just as happy with $4,000.00 a month as $8,000.00 a month and have no bills to pay out of the smaller monthly amount?  I am an unleased owner.  Please lend me some of your experience.  Thank You in advance.

My family has mineral interest in 40 acres in Marion County, TX...very close to the Louisiana Line near Smithland. Three of my elderly siblings were approached in late spring by a representative with Maverick Land Services in Marshall, TX. They were representing XTO. The landman went so far as to delivering the lease to my sister, along with a notary and a small check in exchang for her signing. The three that signed did so on a lease the other four siblings are very disappointed with. The terms were $150/acre and a 1/5th royalty with drilling at any and all depths. The remaining for siblings have entrusted me to handle our negotiations. We had been holding firm for better terms and the Maverick's landman has been generally unresponsive. Last week, I called his boss and he told me that I will be receiving a letter shortly regarding the fact XTO has instructed them to quit all leasing efforts in Marion County on their behalf. Is this in case, the fact? And, if so, where does that leave me and my family members? There are other energy companies actively seeking acerage and if XTO is no longer interested, I need to know where we stand in being able to lease. Please give me some guidance. Thanks,

jkw3, I see y'all have permitted wells in 19 & 20 of T14N/R12W. Spring Branch owns 28 1/8 unleased acres in S. 32 of T15N/R11W; associates own another 28 1/8 ac. also for a total of 56 1/4ac. Section 32 is a small section (I think about 536 acres) so we have about 10 1/2 % of the section. Petrohawk has the rest of the section and is either permitting, drilling, or completing wells all around us. P'hawk recorded a lease on our minerals from the previous mineral owner a couple weeks ago, a full 3+ months after we recorded our mineral deed. They have offered us $14,500, 25%, & a three year lease, no option period. We are asking $20,000, 25% and three year lease. Your company wouldn't be interested in a non-operated relationship with Petrohawk in Section 32 of T15N/R11W would you?
Best I can tell, this is going to be 15-17 million cu. ft. a day territory with a decent frac. $ 20,000 may sound like a lot and I guess it is, but P'hawk is offering that much for house lots in south Bossier near the Jimmy Davis bridge.

Sounds good. I was serious about enjoying your comments. It amazes me how negative some folks are to the O & G companies, in spite of the tremendous wealth they are and will be bringing into this area. Some people are never satisfied no matter what. I met the two Hall brothers @ the well site last week and when they realized who I was, Thomas was very chilly for a while. Roland was formal but nice. I stayed and tried to make small talk for a while and when we left we shook hands (Even Thomas). While leaving, I saw a second rig on the horizon, not far away and couldn't tell if it was your rig in Section 16 or a Chesapeake rig further away. Is your rig already drilling Section 16?

Jack, I have enjoyed reading your comments on various topics on this web site. I just put it together who jkw3 from Ft Worth is. Suffice to say that you and I are currently engaged in a business dealing in Desoto Parish. Since we are getting ready to sign the assignment for the well currently drilling, I thought I might ask if you would put me on the e-mail list for the Daily Drilling Report. I trust that you and Allen are about to get the documents completed. You should have received 5 fax instructions by now from my siblings.
