A lease flipper is someone who leases your minerals low then turns around and sells the lease to the big players high. I never think going into a lease fast is a good idea. One should never sign a standard lease either. There needs to be protections negotiated in like pugh clauses, quality of life and environmental clauses like noise abatement, distance from homes, if in the country water protections, there needs to be environmental and endemnity clauses to protect the land owner from future law suites, etc.

Have you talked with your neighbors re, offers they are receiving? You could band together and negotiate with the big players. Then you could be sure the one you lease with has the capability to actually directionally drill.

I am in r15w up near West Lakeshore Dr. at the west end of the lake. Wasn' there a meeting for your area in July? My opinion, is that Cross Lake is going to be drilled quickly since the State only leases for one year and if the O&G does not drill, they must pay 50% rental for the second year. It makes drilling quickly financial important.

Oh ok, give one of the landmen on the letter a call, or was it a meeting letter? In which case go hear what they have to say, I work in central bossier so I don't know much about that area unfortunately. :(

Well maybe I'm wrong, I'm just kinda going in my head about where that is. (dont have a map close). Where is the property, what area I mean?

That's a little far out for my company, I work for Twin Cities and we only cover Shreveport/Bossier City limits basically.
