personally i dont think they are goin to get more then $15,000.. that seems to be the going rate... tho i am not sure what you are meaning by the love chapel group.. i know that there are several groups using love chapel to hold the meeting. tall tembers for one. there top price at the meeting was only $10.500 if 90 percent signed.. also dogwood signed for $10,700 , even tho i think they were tricked into it. the lawyer is going to negotiate for as much as he can get.. the more he gets us the more he gets paid. right now if he gets me $15,000 i will owe him $260 per acre... if he gets me $20,000 i will owe him $460 per acre... so the more he gets us the more he gets paid.. me for one im willing to pay him $260 for an extra $6500.. one of the people on our list, when i said lawyer freaked out.. decided that he was goin with the $8500.. has 18 acres.. right not he is at $153,000 and if we get $15,000 thru the lawyer he is looking at $270,000. he would make an extra $117,000. he would have to pay $4680. but he pockets $113,320. i will put your info on the list. it will be turned in monday.. you will receive a letter from the lawyer...

I sent you an email with my info. and was wondering if he is only going to negotiate for the $15K ? How locked in are we going to be with his negotiations if they are low? What do you think about the possibility of the Love Chapel group negotiating for more given their large land leverage?

ok, thanks jane(alias-****),lol. I got you now on the figures, guess these late nights of shaling is getting to me. Have you found out what section we are in? I havent really found out just know that I do and you do have our mineral rights. Do you know how many of us out here do and if not what this is going to leave us? The percent isnt bad, wonder what Merrywoods is doing these days with Ms Susan. I will call my aunt today on wafer and see what I can find out.

By the way, have you tried playing around with the royalty calculator? Try inputting 640 acres(unit), then retry the same figures but only with say, 235 acres. What do you come out with?

Hey Jane, yes I think you do know me to. Do me a favor and explain that equation again on the lawyer deal. Did quite understand it the 9500.00 thing and then the charge on the 6500.00. Thanks, by the way you see how the money is going up around stonewall area?

Hi Jane, sorry it took a day or 2 to get back to ya, I dont have nothing from twin city, however, I was told that people on Winnfield rd were now being offered 15,000.0 and acre. My neighbor is suppose to be in touch with someone from encana, and if i can find out anything i will give the info on it. Probally be a couple of days though, but hang in there, we will concur together.
