Can someone give me some advice on the following ; A landowner of 3 acres of land in S Shreveport received a lease bonus payment of $15K per acre and 25% royalties. What wold be a reasonable offer for the 3 acres of land plus the royalty intrest ? I have a good figure on what the land is worth but dont know what to offer with the 25% royalty rate added to it per acre ? With a lease bonus payment paid plus 25% royalties under contract and being that this property is in S Caddo Parish with most of the wells drilled being high producers , some royalties will be paid once the product is to market. Figuring todays NG rate at wellhead prices does anyone have a figure on how much I should add per acre when offering a price for the land with the contracted mineral rights of 25% ? Help ! Jed

Tuscaloosa Trend Sits On Top Of Poorest Neighbourhood For Decades - Yet No Royalties Ever Paid To The Community -- Why??

In researching the decades-old Tuscaloosa Trend and the immense wealth it has generated for many, I find it deeply troubling that this resource-rich formation runs directly beneath one of the poorest communities in North Baton Rouge—near Southern University, Louisiana—yet neither the university ( that I am aware of)  nor local residents appear to have received any compensation for the minerals extracted from their land.
