Jed. That's a hard question to answer. Based on the information you have provided I would speculate that a current fair market value would be in the $5K to $8K range.

Jed. The bonus amount in the original lease has no bearing on the current value of the minerals. The determining value factors for the minerals would be the location and the terms of the lease.

Hi! I live right next door to Mrs. Nelson (I think her name is Sandra?). Her daughter lives with her now. We moved here in March and soon after were taken advantage of from a landman for $500 and 1/8%. Mrs. Nelson too, was taken advange of. We were flat out lied to. I never cashed the check. I'm waiting to see if anyone can get out of their contract. Chances are probably slim to none. I have talked to Cody Mayo and he said he'd take our case but he hasn't returned our calls for 8 days (not a good sign). Luckily I have another property over near Evangel. I will never ever be that stupid again!! I haven't met your friend Tim, since we moved here the only person to say "hi" was Mrs. Nelson (nice neighbors!! wish someone would have told us about the shale). I am beyond shocked! How do you know my family? I know of Elsie very well. My Aunt Annie lived in Shreveport until her death, she collected dolls and I still have many of them. Annie King Wingert was my grandmothers sister. My grandmother was Lenora "Jenny" King Higdon. Guy and Lucille were my great aunt and uncle. How did you know Elsie? I have been told she was beautiful. The Higdon's on Plain Dealing road were Nellie and Snookie, they lived in that big house and my cousins still do, Jeff and Jody. They all have a dark complexion, especially Jennifer, the one with dark long hair, she still lives off Plain Dealing Road as well. We still have King/Sommerall reunions every few years at the Legion Hut, just south of Plain Dealing, that includes a good part of the Higdon family as well. I am so suprised. Melonie

I am Martinez by marriage... my maiden name is Higdon, my parents went to Plain Dealing High and my uncle owned Higdon Short Stop just north of town until his death in 1989.

Purchasing land with royalties

Can someone give me some advice on the following ; A landowner of 3 acres of land in S Shreveport received a lease bonus payment of $15K per acre and 25% royalties. What wold be a reasonable offer for the 3 acres of land plus the royalty intrest ? I have a good figure on what the land is worth but dont know what to offer with the 25% royalty rate added to it per acre ?
