Title can take longer to clear if their is prior mineral leases. Have to make sure they are not still valid. Re:your vertical well question... yes you sound like you have it right.

Hey,
They have to search the title all the way back to the first sale ever. That can be very time consuming and tedius. They also have to get an attorney skilled in title oppinions to clear it as good. They not only have to search re, sales of the land but also for potential mineral leases from long ago. I doubt there is anything wrong with the title just be patient and it will come. I hope that helps.

Hi, yes those are mine. Those are the beginning point for negotiation and are not the final legal wording. I am currently in negotiations with a few companies for our group. There are some things in there that none of the companies have balked to much at and others that they say no way to. Of course that is part of negotiating, having things in there that they can take out.
