Mineral Value as Factor in Property Appraisal
How have you seen the mineral value factored into the appraisals of homesite with small amount of agricultural acreage? Is what similiar property is leasing minerals for a factor?

For sale purpose. I was told by the real estate appraiser that it was not factored in- just going surface value for the land.
