8500/acre 25% royalty offers in the s13 t14n r15w
Thanks, Lester. Please give us the approximate acreage involved in this offer and the company that made it.
100+ acres.... htp and associates, burleson texas
Lester. I am not familiar with htp and associates. I do know that Section 13 - 14N - 15W is one of the last sections not under unit order in your township. And that 100 acres could conceivably be the key lease for the prevailing company. There are a number of shale operators active in close proximity to your tract. I suggest that you go to the SONRIS Help Center group page, download a township grid and fill in the units and wells. You are in the cat bird's seat. Good Luck.
thanks skip i appreciate the info. just trying to get whats fair on this end. this leasing and drilling is new. im glad i found ghs
skip can you tell me what is the going rate for other areas in t14n r15w? i am going to the sonris page and do some studying!
Lester. There is no such thing as a "going rate". The value of your minerals is unique. The size and location of your tract should merit better than average lease terms. Every case is different. An element often overlooked in determining the fair market value of a mineral tract is the potential surface use. You can't site a Haynesville horizontal just anywhere in a section. It can only go in a limited portion of the section. When you see the drilling units around your section and the wells, I think you will begin to appreciate the position you are in.
ok, thanks. I am on the sonris page now and following some of the threads there and doing some learning. Thanks!
You should make 2 copies of the township grid. Using one you will fill in the units and wells for 14N - 15W and the other for 14N - 14W because your section, 13, is on the far eastern edge of 14N - 15W. When you fill in the units and wells, your township grid should look something like this example: Sections with unit orders shaded with the operator across the top and HA wells across the bottom.

will do, i procured a map showing owner names and streets and the township grid for t14n r15w. I will print the info you stated. i have found that clicking on different views on the maps on the sonris page i can see the 40' centerpoint pipline clearing that came through in 07. man they really bullied their way through our property on that one, threatening eminent domain. now we got etc tiger pipeline wanting 60' of easement and mailing out documents to family to settle on $789 per rod to cross 500'+ on the property.
Skip,
Petrohawk just applied for units in 3-11-12 and 36-11-12. And SWEPI just applied for a unit in 27-11-12. (But you probably already knew that, so I'm just making sure everyone else knows.)
