James - If you look near the top of the Main Page, there is a section with icons for various groups. There is a group for Shelby County there. Click that icon, join the group, and you will be able to dialogue with other members in that group.

Discussing this with someone professionally qualified to counsel you and represent your best interests is one option, especially if you are unfamiliar with the laws, the language, the long term considerations, and the process of leasing.

With 91 acres at stake it would be foolish to NOT talk to an Oil and Gas Attorney that practices in Texas. Even the most well versed landowners are apt to miss something in a lease that an attorney is more familiar with.

You can go to message boards all day long and learn things, but if you have Mercedes you probably want to hire a mechanic instead of tinkering under the hood yourself. If you miss one important clause it could affect your grandchildren's grandchildren.

It's wise to get as familiar with the terms yourself, but don't be penny wise and pound foolish.

YES! Eric Camp did an excellent job on negotiating a recent lease for me with Devon. (On land in Shelby County) I just wish I had used him a couple of years ago! A lawyer is worth it!
