What is your Township Range and Section? You should check the threads in the North Caddo Parish group.

Some parts of Blanchard Furrh Rd are being unitized. I'm in T18 R15 S8 and most of my section went cheap, and they still wanted to only offer us 10 or 11K, while offering 3rd parties more than 15K. But that's okay, by everyone else leasing, I am now in a position to ride the well down. I can be patient and all signs are good.

There is a logging operation starting in my section (8), on Blanchard Furrh Rd, and most likely weaving through sections 6, 5, and 4, if not more, just north of me. A Goodrich truck has been spotted on the dirt road, and it could be a multi-well site access road cutting through the woods between Blanchard Furrh Rd and Blanchard Latex Rd. I am betting that Winchester/Exco will drill by mid- November to hold by production some leases that will expire soon.

You are in the section next to mine. I heard (yes it's a rumor) that someone with 70 or so acres of property overlapping four sections in this area just signed last week for 15K/25 with CHK. We are holding out as well, and I do beleive the figures will go up on the next round of leasing. You have some large land owner's in your area, so you may also be a hold out in your section. You may want to do what I did, which is to get a list of property owners for your section from the court house (1.00 per page, 10 names per page if I recall) and then call them to determine who is unleased in your section. My section was over 90% leased before the HS news broke and we were holdouts before we got our first offer. You may be in the same boat because a lot of folks in this area are under leases that were taken out 2-3 years ago and some are about to expire. This is why I'm hopeful that our section will be drilled soon.
First time poster. Not from the area but interested in Oil and Gas and all that is going on down there. Just want to make sure no one on here is signing any of these leases without consulting an Oil and Gas attorney. Once you sign its too late, and these companies are trying to make sure they get the best deal possible, thats what they pay their lawyers the big bucks for. In addition to money, you should also be concerned about your water, existing structures and other surface rights are protected and some of the clauses in the contract will allow them to take your minerals indefinately with very little benefit to you. Think about all the people who sold out for Cotton Valley money only to have this hit, they're stuck with their old leases. Not saying don't take the money and run (cause I know I would), just be sure to look out for fast talking landmen and corporate attorneys. No offer is ever "final" or "won't be there tomorrow." Take the time and spend a little cash today on a good attorney, trust me its worth it.

WE HAVE CATTLE AND OTHER FARM ANIMALS, NOT TO MENTION 3 SMALL BOYS THAT THEIR FUTURE IS AT STAKE AS WELL! WE JUST PRAY THAT WE MAKE THE WISEST DECISION WHEN THE TIME COMES TO SIGN ON THE DOTTED LINE! WE WANT OUR MEGA JUMBO FREIGHT LINER TO COME IN--NOT JUST THE LITTLE BOAT! WE ARE WILLING TO HOLD OUT A LITTLE LONGER. THE BONUS MONEY IS NICE, BUT I'M READY FOR THE REAL MOOLAH!
