Hi All,

I have seen some discussion on here about Pinebelt and was wondering how everyone's experience with them has been? does anyone know what E&P company they are leasing for? which formations they are primarily interested in or have a copy of a lease they have been offered by them?

A relative of mine was contacted by them yesterday so I'm just curious as to what the board knows about them.

I believe they are interested in the Smackover layer. I can tell you that they will present you with a lease that is strictly in favor of the company. I had a landsman in Texas look over the lease they sent me and I was told it was a great lease for the company not the landowner. One example is they will pay you royalty after production cost are factored in. I believe you should not agree to post production. What comes out of the ground should be what your royalty should be based on.. It should be free and clear of post production expense. There were several other things that needed to be changed. I have indicated what changes I would need but have not heard back from the company. We will see how open they are to negotiation.

I have signed with Pinebelt and would be happy to share my lease with ya'll. My Dad had ALOT of input and rewrote alot of it and they accpeted the changes. Whether my lease is very specific to land in Union Parish...I don't
think is totally is. As landowners we are in this together, so I have no problem with sharing my lease.
i have a hard copy and my landman will be sending it to my-email. I will have that sometime this week. I will get to ya'll, bear with me as I am in the process of moving my daughter to LSU. I hope I can be of some help.

Mary Alison, notice you offered to share a copy of your lease. I am a complete novice at this but just received lease from PB and from what I've read so far I am assuming it is definately in the O&G company favor.

Mary, exercise caution when sharing legal documents with others.
The lease is probably of public record by now, unless they file a memorandum.
Heard through a friend that offers have moved to $300 per acre.
