I recently heard of two land owners in Webster Parish leasing100 acres each for 7500 and 11,500 per acre bonuses. Land owners in Union Parish are not getting anywhere that much yet it is being told that landsmen are working to lease 200.00 acres in Union Parish. There is even speculation that T. Boone Pickens is behind the project. Where are the 300-500 per acre bonuses?

Tree Farmer, location, location, location - and "because they can" - have got to ask why they would be leasing at all if they did not know something was there? Not de-risked? Even with advanced seismic technology? Do what you can live with now and down the road!

Jack knows some who hit it just right at the tail end of the Summer 08' frenzy and got %13,500.00 acre. Jack can think of two others that wanted more than 13,500/acre and they did not get leased until early this year at $5000.00.
Jack signed early in the Summer 08' frenzy for $4000/acre - better that some ---not as good as some-----but nontheless blessed:)

Do you know of anyone getting more than 25% royalty?
Electro: Couple of very recent leases in Red River were at 35% royalty, no bonus. Confirmed the 35% royalty on the Clerk's web site.
Only way Jack Blake may take 35% no bonus would be if he already became rich from bonus on other property. Hard to turn down cash for most folks.

Jack: They were coming off old 3/16th lease and now at 35 percent and in an area where they will drill 6 to 8 wells per section very quickly. The difference between the two leases if say 5 million a day at $5 (8 wells) is an EXTRA $1,500+/- a month, per acre. That's roughly $18,000 a year, per acre extra. Bonus recouped very quickly - it would have gotten my attention too.

Southwest Webster has absolutely nothing to do with Union Parish, one is productive for the Haynesville and one is not, it's that simple.
I believe that was my point. Not that Webster Parish and Union Parish are necessarily on par but that there exist such a wide difference in the terms. There is oil in Union Parish as one can note from looking at the number of fields in the Parish and the number of wells and the number of years under production. What has not happened very often is a well of great depth or horizontal bore. My real point is if there is truth in the 200k acre play then where are they in securing the 200k. I do know that the original offer was 125 now up to 200 which is a substantial percentage increase. In the case of leasing, do good things happen to those who wait or is the early bird the only bird to get the worm.
What is currently the timeline that the one company that I know is leasing property in Union Parish is 4 years with 4 year renewal. I was told by a landsman here in Texas (where I live but not where I own property) that there is no reason to lease land for more than 3 years. The landsman tells me that to develop 200,000 acres and drill takes more than three years.
Electro, the fed gov gives 10 year OGML for little of nothing. This is our money.
