Signing Bonus going rates? Looking for bonus for Shelby County about 4 miles south of Center near Borders, Lindsey, Fountain surveys

Good day! I am looking for help in determining recent signing bonuses. THe tracts are located about 4 miles south of Center near Borders, Lindsey, Fountain surveys. Any feedback would be greatly appreciated.

I just recently signed 2 different leases at $2000 / acre. I'm not sure where they are in relation to yours but 1 in H.L. Wiggins survey A-763 with XTO and the other in George S. Hutto A-352 and G.S. Hutto A-348 with Devon.
And where (what are the nearest towns around these leases) are your two properties located? I wish that my sister and I could get a lease on our properties. Are they leasing other people around you?

I was contacted by a landman two years ago and I didn't sign. This June I was contacted again by the same landman who offered 1000/acre, 3 yrs.,1/5. I turned it over to an attorney asking for 1/4 royalties and was ready to sign. Then last week I was contacted by another landman offering 3000/acre, 3yrs., 1/5. Should I accept the offer as is or hold out for 1/4 royalties. Thanks in advance for any advise.
What part of the county is this in?
About 15 miles south of Center.

Talk it over with your attorney... maybe you should ask for 3K AND 1/4 now that you have two bidders.
