Just recieved this email that is suppose to be a copy of the email Aubrey sent out to Chesapeake, thought some of you may be interested

BIG BUSINESS!!!!! These guys are not in it to make friends, but to make money! Just as XOM or BP will not be making friends when they take them over and implement there business plan, with there leaders. Its all about that money!
From reports on the Barnett play, new offers will include higher royalties, as incentives for lower bonus payments. While the "upfront" money may be less, the longterm payments (royalties when production begins) should offset some of the overall loss.
Yes Grice, I think that would be a good deal if they up the % of roylaties, and lower the bouns. A landowner would come out more in the long run. I think 37% is an interesting percentage.
Not being disrespectful, but that is really silly. This e-mail signed "AM", is supposed to get us to where we lay down and give up our land to the O & G super powers.

First of all... if it is really from Aubrey, then that solitfies my thought that I don't want to negotiate a lease price now due to todays economic conditions. He's right, now's not the time to deal from a landowners standpoint. Wait on conditions that drive up the cost of natural gas, such as cold weather and the elections to be over. The conditions WILL get better.

Secondly, their gonna pay somewhere. They can either pay more up front now on bonus money, they can up the royalty percentage to me as a landowner, or they can force pool me and I'll take even more. O & G is gonna pay more than they want to me or they won't get what belongs to me.

It's my gas and I demand it be my way. If not, then I double triple dog dare the O & G's to pack up and leave those billions of dollars in the ground. We know that won't happen.

Or they can wait on me to die, but then they will be taking on my two young children that I am grooming daily on how to handle these outlaws.
I am not going to convince you of the facts. Either you believe them, or you don't. But here is something to consider...

"Gas producers are suspending leasing efforts and slashing bonus offers in several parts of the Barnett Shale, as the industry grapples with lower natural gas prices and turmoil in the financial markets.

Representatives of two big neighborhood groups said XTO Energy contacted them to say the company would stop signing new leases. Three other groups said Chesapeake Energy did the same, while other groups reported that Chesapeake agents have said the company is interested in signing new leases, but with a signing bonus of $5,000 an acre rather than the $25,000 or more previously seen"


This information can easily be found on the internet, if you so desire to verify it.
Here's the really cool thing. O & G came in and has leased about 30 to 40% of my section and did the same thing in a TON of sections out close to where I live, AKA... God's country. Now, with the membership in our group, we halted the leasing before the O & G's ever thought about bringing everythig to a halt due unfavorable conditions for the landowner.

They have a lot of money invested in a lot of land out in God's country, but... here's the good part, they need more of the land. They must have at least another 10 to 15% at minimum, but really need atleast another 40 to 50% in each section to make profit margins where they desire them to be.

They can't walk away from all of those partially leased sections they have invested in. So... now we wait to see who will cry uncle first. I'm living life just like I was before I ever heard the words Haynesville Shale. My life is not changing. If they don't get some return on their investment, they will loose. Here is where grouping together works in your favor. They can play nice and treat us fair... or they can loose money. We will go back to life the way it's always been in the past. Which one do you think is easier to do? O & G decide they don't want those billions of dollars in the ground, or me keep on living like I always have. You should bank on me being able to hold out longer.

My Shale is very safe about 12,000 feet below and is not going anywhere. It's not going to dissolve and it dang sure isn't going to be stolen from me. I don't care what anybody says... there is strength in numbers.

Hey Grice, The fact that leasing has slowed or stopped all together isnt the main point I dont believe.The O&G's have admitted that the Barnett activity has peaked after 10 years and they are withdrawing so to speak and using some of those assets over here.It would be silly to keep pace with the high leases on a play that seems to be far inferior to the Haynesville.

There is still plenty of profit to be had on the Barnett but this stuff ( Haynesville Shale gas ) hasnt even got to be pumped. They are having to choke it to slow it down.If you had a choice between the 2 , what would you do ?When they have talked about economics and slow downs , generally speaking they have talked about shale plays everywhere else but here. They have been upbeat at worst.They have to slow down and concentrate on the areas they must get held by production.It wouldnt matter if they could get all of the acreage for 10 bucks if they couldnt get it drilled and held. P.S. When making a quote from the O&G's, you have to realize the source and the context by which they are speaking. They are masters of manipulation as you know yourself.Even if the jest of what is being said is true, the undertone by which they try to move their agenda isnt always on the up and up......I guess I was trying to find a nice way to state that many of them would lie through their teeth to make a buck. Thats pretty harsh wording that will be backed up by fact in the coming weeks and months.
I agree with you. When you see a quote from the O&G companies, it is usually to their favor. When they are asked a question that is unfavorable, I find myself franticly searching for my Ralston Secret Decoder Ring.
AMEN! :) Love this email! ;) All of our neighbors have leased their mineral rights, as far as I can tell in our little home owner's association subdivision but my husband and I held out. Chesapeake never came to us... others did. We didn't trust them. Then in the past few weeks, we found out it was too late to deal because they weren't negotiating leases anymore. Whatever, we said. No big deal. We'll just wait. It's just a matter of time.
