I have mineral rights in Nacogdoches, Texas that is located in the JM Mora Survey area, and I received a letter from a company requesting to buy my rights. I am wondering if I should or not but I do not know much about what is going on. Is there any activity in this area? Is there even a well that is digging and/or producing? Is there potential for money down the road on royalties, or is it best to sell? Is it gas or oil that is more of an interest there right now? Any help at all is greatly appreciated! Thank you.

My advice, as a JM Mora stakeholder, is to do nothing. There is lots of activity now in the survey.

Selling your mineral rights is definitely a minefield. There may be some honest people in this business, but there are a lot of lowlife snakes. (And I need to apologize to the snakes.)

I think you will usually not be offered a high enough price for your minerals to make economic sense to sell. (Note this is about selling mineral rights, not about leasing.) Even if the money amounts are right, most of the contract have "scam" terms that you do NOT want to accept.

What's the company name, and how many acres?
The company wanting to purchase is Anthem Oil and Gas, and the acres is up for interpretation at this point. My contract says 25 gross acres (give or take 1) but its split between several members of my family. I really do not want to sell, they just contacted me out of the blue because I already have a lease with another company. I leased in Febuary of 09 for three years.
Katie--- If you don't want to sell --simple Don't --say NO-- maybe if they want to offer you $125,000 per acre then you maybe interested otherwise tell them to go away.
HEY!!! If any of you guys can get $125K/acre, out of the Anthem Oil guys, LET ME KNOW! LOL!!!

My quick and oversimplified take - Going by a well thought of recent map from the Petrohawk oil and gas company, I believe the Mora survey is currently considered to be at least partially in the Texas "core" of the Haynesville shale. It is also considered to be in the prospective Bossier shale area (a slightly shallower stratum) that has good natural gas potential. Others on this board keep very close tabs on drilling trends and can tell you better than I can exactly what may be going on in or near the Mora survey. I am not aware of any nearby Bossier wells that have been drilled yet. Petrohawk completed the Petroleum Creek #1 Haynesville well in the Mora Survey this spring. It had a tested initial potential of 4.354 million cubic feet of natural gas per day on a 14/64-inch choke. This is not considered to be great for a Haynesville well. EOG is currently drilling the Wallace #1H Haynesville well in the Mora survey.

If good results are forthcoming, don't be surprised to get many more offers for your mineral interests. There have been many discussions (that you can search for and read) on this board about permanently ridding yourself of your mineral interests. Please do more research both about the potential value of your minerals and about the quality of compensation you are likely to get from a mineral buyer (not lessee). I am strongly biased against selling my mineral interests unless I have an extremely dire and pressing need. But I suppose mineral buyers do provide valuable services such as helping simple folk avoid the destructive effect that sudden riches might have on their lives. And I do have to admit that I am currently under no particular economic pressure, so it is manifestly easier for me to take the position that I do than it is for some folks. But please do not ever sell any of your mineral interests unless you have a very good understanding of the bet that you are making.
A guy from Anthem Oil and Gas has recently contacted me about purchasing my mineral interests
in the JA Chireno A-17 Survey area.Does anybody have anything to say about Anthem Oil or what they've already been up to in this area?
Youngbird - reallyoldguy has positive things to say about dealing with Anthem. I personally believe that you should spend the bulk of your time figuring out what the potential LEASE value is for your interests. JA Chireno is red hot right now as a Haynesville shale prospect.

Any advice as to how to go about this?
This is not my area of expertise:

jffree1 has given the following advice in the past and I don't know any better: "contact the appraisal district office in your county of interest. They will advise you as to what they can do re: ownership map copies."

Once there is a well in a unit that includes your property there will typically be a plat available online at the Texas RRC site for the unit a well is in. But I believe not all show owner parts within a unit and even when they do if you own a partial interest in acreage your name may not be shown.
